The oldest city in North America, St. John’s offers an impressive backdrop for architecture. A major development in support of revitalizing the west end of downtown St. John’s, 351 Water Street displays a balance of modern sophistication while taking inspiration from its historic surroundings.
This innovative six-storey office tower resides above prime retail and commercial space and includes a much needed six level parkade. Tenants on all floors benefit from views of St. John’s harbour, colorful downtown, and scenic Waterford River Valley. Our design professionals created office spaces that take advantage of natural daylight and at the same time promote collaboration and increased interaction. Workstation layout and neutral interior colours focus views to the outside such that background 'live pictures' of the harbour and city are prominent.
351 Water Street is certified LEED Gold, with all tenant fit-up spaces required to be designed to the same Gold standard. As this landmark structure is located in the heart of the city’s harbour front we recommended that the facility use natural tide technology making it the first seawater heated and cooled building in Newfoundland and Labrador. This innovative technology uses the thermal energy of the tides that flow beneath the building’s harbor front land to heat and cool the building, and is expected to provide significant environmental and economic benefits.
