Set to complete in September 2013, the main components of the project shall be offices with supporting retail and a hotel tower. Boutique offices shall comprise a portion of the office component. Likewise the development shall include open space areas and community facilities. The office component shall have a target GFA of 110,000 square meters, with supporting retail facilities amounting to approximately 3% of the development. The hotel plot shall have a target GFA of 28,800 Sq.m.
A primary objective of the master planning effort is to better position the Dubai Crystal site as an attractive area for developers. Thus, cost efficient plot sizes are provided for the commercial buildings, utilizing not more than two basement levels to provide the required number of parking. The development respects its multiple neighbors and seeks to build synergies between the adjacent business parks. This has been addressed through land use, circulation, building heights, and building massing. Stantec is providing masterplanning and infrastructure engineering services.
