Creating a premier golf course community
Surrounded by the green open spaces of Townsville Golf Course, Fairways Estate is a residential development close to Townsville’s CBD in northeastern Queensland.
We were approached by Ingenta Property Group to act as the design lead for this prestigious urban community development project. The goal was to create an exclusive residential enclave comprised of 226 lots, seamlessly integrating many of the course's distinctive features. Despite the beautiful setting, the site proved to have challenging existing soil conditions including uncertified fill. Our team addressed this by excavating, removing the undesirable material, and creating a robust platform that elevates the site above the 1% annual exceedance probability (AEP) flood level for the new allotments.
Over the course of the project, our team undertook flood investigations and modelling, erosion and sediment control planning, infrastructure reports, and the detailed design and documentation of infrastructure services. We also designed traffic signals, obtained operational works construction approvals, and assisted with procurement, contract management, and the inspection of construction and handover of the constructed works to the Council and the Department of Transport and Main Roads.
Now complete, Fairways Estate is Townsville’s only freehold golf course community.
