70 Rainey – Architecture and Design
How do you seamlessly weave a residential tower into the fabric of an Austin district celebrated for its charming bungalow-style restaurants and bars? Our client wanted to create a sophisticated, sustainable living experience for residents and engaged us to help.
Our team provided architecture, interior design, sustainability, and furniture services for 70 Rainey, a 34-story tower that blends modern sophistication with Rainey Street’s eclectic energy. We took a three-layered approach, where each component—a podium, an amenity deck, and a residential block—harmonizes with the street’s existing character. Offering 164 residences with floor-to-ceiling glass, the residential block subtly twists to showcase breathtaking views of the Colorado River, downtown Austin, and the Hill Country.
Designed for both form and function, the building’s podium integrates seamlessly into the streetscape with natural materials and lush greenery, echoing Rainey Street’s vibrant outdoor culture. With 87 percent of the site devoted to outdoor living space, suspended planters and terraced gardens create a connection between city and nature, while expansive porches and terraces foster a true sense of community. The 14-degree twist in the tower also helps reduce solar heat gain, improving energy efficiency and interior comfort.
From sleek studios to penthouse retreats, 70 Rainey embodies Austin’s signature blend of laid-back charm and upscale living. With resort-style amenities, vibrant social spaces, and an Austin Energy Green Building (AEGB) 4-Star sustainability rating, this is urban living—elevated.
