Stantec selected to design hotel and residential tower in Chicago

The redevelopment project will spark downtown revitalization by introducing new mixed-uses in a repurposed landmark building


Prime/Capri Interests LLC, a joint venture of The Prime Group and Capri Investment Group, is bringing The Monroe Hotel and Club Residences to the Chicago Loop. Stantec, a global leader in sustainable design, is providing architecture and interior design services for the project, which will revitalize 740,000 square feet of space in the former BMO Harris Bank headquarters, a 24-story landmark located in the heart of the LaSalle Street Historic District.

The approximately $300 million project will include 345 apartments on its upper floors, of which 105 apartments will be set aside as affordable for tenants with income at an average of 60% of the area median. An approximately 300-room hotel will be located on the ground through 11th floors and feature a rooftop bar and swimming pool and a fine dining restaurant in the hotel lobby. Hotel guests will enter through the historic lobby, with the residential entry located adjacent to the hotel entrance.

A 60x70-foot atrium, 19 stories tall with a full-height feature wall, will allow for natural light to reach the new apartments and hotel rooms without altering street-facing facades. At the middle of the 24-story building, space will be dedicated to a world-class spa and fitness center with an indoor pool, exercise studios, and a golf simulator. The original Monroe Club will be reopened on the penthouse floor, and the former mechanical penthouse will become a lounge with an outdoor deck and pool.

The Stantec team is integrating innovative design and technology while maintaining the historic authenticity of the two towers comprising the project: the classical, original 1910 Harris Bank & Trust building and the mid-century modern 1958 stainless steel and glass addition.
