Clever design sets the bar for quality apartment living in Perth, that is both attractive and affordable
195 Pier Street, Perth is a focus for WA State Government to develop social and affordable housing close to public transport. Having worked repeatedly with developers, Peet Limited, Stantec’s co-ordinated multi-disciplinary approach added value throughout the bid stage process. This first stage of the project delivers 182 apartments, commercial outlets and community space on a brownfield site.
The phased nature of the project presented challenges for servicing and the early feasibility study enabled informed decisions around future electricity and drainage provision. With shallow ground water and poor site conditions, a piled raft solution was proposed to ensure affordability. Discussions with the architect and client resulted in a rationalised floor plate layout, removing transfers throughout, except at podium level. Ease of constructability was a key driver to provide affordable quality outcomes.
Our engineering team helped facilitate the design for apartments to attract private buyers, while meeting the affordability criteria for social housing allocation. A bold architectural building is envisioned that offers a quality addition to the neighbourhood’s growing apartment market.
