RAAFA’s sustainable redevelopment delivers accommodation and enhances attractions at their flagship Bull Creek estate.
When the Royal Australian Air Force Association (RAAFA) built new independent living accommodations at its flagship Air Force Memorial Estate in Bull Creek, livability, healthy environments, and lower operating costs were top-of-mind. Created for air force veterans, the seven-storey building is open to everyone needing quality aged care and features a ground floor clubhouse bar and function room under the apartments—but the noise was a problem. That’s when the project manager asked us to step in with sustainable ways to deal with the noise as well as lowering the building’s carbon footprint. Our acoustic and sustainability consultants rose to the challenge.
Working to Gold Standard Livable Housing Australia guidelines for accessibility and with sustainability in mind, our design solution incorporates passive ventilation and natural light, using a solar photovoltaic (PV) installation to reduce costs and the building’s carbon footprint. Careful specification around the façade, skylights, and insulation contributes to comfortable inner spaces and directly addresses the noise impact.
Now, with these sustainable solutions in place, the Memorial Estate aligns with the RAAFA’s master plan to reinvigorate the site and reinforces their commitment to meet the needs of all RAAFA members—who now enjoy quieter independent living in their sustainable community.
