Smithville 52 Acre - Greenfield Plan of Subdivision

Nestled in the northern edge of Smithville, Ontario, the developer behind Smithville 52 Acre aimed to address the urgent need for residential housing in the rapidly growing community. We led the civil, geotechnical, and environmental work for this effort.

One of the key challenges we faced involved karst formations—limestone erosion that creates caverns and sinkholes. This required innovative solutions to manage and cap the formations for the stability and safety of the development, mainly to prevent water from being directed to the hazard.

Another key part of our work included coordinating with regional and township authorities to secure servicing capacity. The regional authorities oversee the major sanitary and water distribution systems, while the township handles the draft plan approval process. Our team worked to align these efforts, helping incorporate necessary infrastructure upgrades to support the development.

Spanning 18.7 hectares (46.2 acres), this project is set to deliver 280 residential units, providing a mix of single-family homes and multi-density residential options. By providing much-needed residential units, the new community will support local employers in attracting staff and enabling generational continuity within Smithville.
