An office park offering a new concept to the Russia real estate market: a city in a city

ComCity, Moscow

ComCity is a large complex of new office buildings with underground shopping mall located in Moscow, Russia. As the land prices in central Moscow had risen significantly in the preceding decade, developers started to look at plots on the outskirts of the city within easy reach of public transport—ComCity is one of these new developments.

The project is divided into three phases (A, B, and C). The design was extremely challenging from both the architectural and technical point of view due to the large size of the development and the need to complete the design stage in a very short timescale. Our Prague office was responsible for the design of all building services, including heating, cooling, ventilation, plumbing, and electrical systems on the first phase of the project. To achieve operational savings, we adopted a specific solution for the chilled water source with ice storage tanks, allowing night pre-cooling. All the systems were designed in 3D using Revit modelling software.

The building is now in operation and houses several telecommunication and IT companies as well as Russian Telecom, the state-owned provider of telecommunication services in Russia. The development provided new office space for the companies, creating new jobs in this suburban area of Moscow, and helped to give a new purpose to a previously derelict area between existing residential estates and the main Moscow-Kiev motorway.
