Preparing for 180 new homes on a stalled brownfield site

After the original site owner relocated their operations to a new facility, the old brewery was presented for sale. With limited interest from developers, Homes England stepped in to invest in de-risking the site and delivery of strategic infrastructure.

Our team has provided project management, contract administration and multidisciplinary technical input through site acquisition. We also provided infrastructure design, demolition and enabling works, highways construction, and disposal of serviced parcels. Through our role on Homes England’s multidisciplinary panel, we delivered technical reviews of the site setting and identification of key development constraints including flood risk, ground conditions and strategic utility diversions. Working with Reed Holland, we developed a masterplan that responded to the identified constraints and defined design parameters for new highway and utility infrastructure necessary to deliver parcels engineered to meet market demand. We then procured, managed, and monitored large scale demolition and site clearance works, followed by strategic utility diversions and construction of a new spine road.

Through our role working closely with Homes England to provide technical and project management services, we have supported the unlocking and release of valuable brownfield land for redevelopment. The result? The provision of much-needed housing.
