180 CityPoint Spec Suite

Upon our completion of the base building core and shell design at 180 CityPoint, Boston Properties (BXP) re-engaged our team to develop a spec suite lab and office fit out.

The suite is located on the first floor. Due to the steep grade of the site, the floor sits partially below grade. Additionally, exterior glazing is only on one long side of the floor plan. Our team utilized the below grade side for equipment and services, along with smaller compartmentalized lab spaces. The lack of direct sunlight protects lab work that might be sensitive to light, temperature, and humidity fluctuations and extremes. For the side with glazing, we located open desk seating along the perimeter to increase access to daylight and views of the adjacent green roof.

This spec suite will be used as a benchmark for the rest of the unoccupied space in the building, as well as a design example for BXP to use in the future.
