2000 Arch Street Business Advisory Services

Parkway Development Corporation set out to build a new high rise on their property at 20th and Arch Streets in Center City, Philadelphia. While zoning for the area limited buildings 120 feet (37 metres), Parkway wanted a building more than double that height, which would increase the marketability and value of the property. They reached out to our Business Advisory Services team to help them attain approval to change zoning for the parcel.

We worked with Parkway’s development and legal team to manage building size and shape, meet legal requirements, and achieve the extra height and space desired to enhance the property. Key decisions during this process centered around LEED Platinum certification, green roof systems, and water management strategies. We also led all public hearings, presenting the proposal to community leaders and city agencies to ultimately garner the required unanimous approval to change zoning.

Our team then developed a clear plan to help Parkway meet their financial goals for the project. We looked at how to raise the necessary funds, manage costs, prepare for unexpected issues, reduce risks, and set a schedule for when the building would be ready.

Today, 2000 Arch Street stands 250 feet (76 metres) tall, offering 18 stories and 600,000 square feet (55,742 square metres) for businesses in Center City.
