A response to the adaptation of the evolving Innovation District, transforming a 100-year-old warehouse into a 45-unit condominium

Located at the edge of the Fort Point Channel Landmark District in South Boston, 319A Street is a century-old warehouse that was previously used for manufacturing. When the building was undergoing a transformation in 2015, our team stepped in to provide architectural and interior design services to help transform this decade old building into a vibrant residential building.

Designed as a response to the evolving adjacent neighborhood, the project celebrates the building’s rich history and brick-faced façade. 319A also reflects the Fort Point Neighborhood’s local artists, restaurants, museums, and energetic community.

Our team kept the grand windows, timber columns and beams, and metal warehouse shutters—we restored them to use as architectural focal points in the new design. Next, contemporary materials like embossed wallcovering, leather-wrapped chrome hardware, and hand-laid chevron tile were introduced to complement the existing structure. These modern elements deliberately contrast with the existing warehouse character to give both the old and the new a distinct identity throughout the space.

Completed in 2016, the marriage of the building’s industrial heart with contemporary interiors makes 319 A a unique property in the evolving Boston neighborhood.
