Creating a next-generation tech center and improving public spaces

Looking to balance economic vibrancy, housing, and open space, 325 Main Street is a mixed-use building consisting of office space—fully occupied by one tenant—and three levels of retail and public spaces located in the heart of Kendall Square. This 16-story building also features a new public indoor connector lobby at the street level, two ground level public passages through the building, and two new access points to the redesigned and reimagined rooftop garden. These improvements create new outdoor open space with seating and access to second floor retail tenants.

We served as the architect of record for the design project management, production, and construction administration—working and coordinating with the design architect, Pickard Chilton, and other consultants. The high-performance design comprises approximately 343,000 square feet (31,866 square metres) of innovative office space on sixteen floors as well as 42,000 square feet (3,902 square metres) of retail at the lower levels. An adjacent Massachusetts Bay Transportation Authority station headhouse is also being replaced. Accessible to the public, the roof of the headhouse will be contiguous with the level two mezzanine—and will complement existing programming and events in Kendall Plaza.

With the new tower in Cambridge, we’re helping to create the tech center’s next-generation work environment and improve the public spaces for the Cambridge community.
