Designing an all-electric, net zero facility that advances wellness, resilience, and ecology

Fuse at Mason Square

A national leader in sustainable, next-generation tech education. Mason Innovation Partners LLC wanted their graduate education and interdisciplinary research facility, Fuse at Mason Square, to set a new standard for sustainability. They reached out to our team to help realize their vision by providing architecture, academic planning, landscape architecture, urban design and planning, and sustainability expertise.

We designed the 360,500-square-foot (33,492-square-metre) facility to be fully all-electric and fossil-fuel free, achieving net zero energy through building-integrated photovoltaic shading fins, high-efficiency energy recovery systems, and renewable energy credits. With a triple-glazed envelope, optimized window-to-wall ratio, and LED lighting with daylight and occupancy controls, the building has a reduced annual energy use of 40 percent while providing daylight to 59 percent of regularly occupied spaces.

Inside, we created a vertical neighborhood layout and cross-pollination zones that foster collaboration, while active stairs and wellness-focused amenities support health and well-being. Advanced digital controls, continuous monitoring, and occupant engagement drive adaptive energy management and long-term operational resilience.

Our team prioritized water conservation with a 40 percent reduction in indoor potable water use, 100 percent irrigation supplied by condensate recovery, and green roofs that manage stormwater and reduce heat island effects. The site’s native, pollinator-friendly plantings and tree canopy enhance biodiversity and self-shading, while precast concrete minimizes embodied carbon by 10 percent.

Fuse sets a new standard for ecological performance with a vibrant public plaza that fosters connection, supports diverse activities, and encourages community engagement with yoga and exercise classes, all while balancing functionality with sustainability. Fuse is LEED Platinum certified and is targeting Fitwel 2-star certification, supporting Mason’s commitment to sustainable, next-generation tech education.
