Highpoint Mixed-use Redevelopment

Karlin Real Estate set out to transform the future of work in Northwest Austin with Highpoint, a mixed-use redevelopment of a former 3M laboratory campus spanning 156 acres (63 hectares). They selected our team to collaborate on transforming the site into a dynamic, future-ready destination that balances innovation, sustainability, and human experience.

Together, we developed a conditional master plan guided by a forward-thinking approach to environmental design, addressing stormwater management and meeting stringent regulatory requirements while positioning the campus for long-term growth. The plan establishes a clear framework for Highpoint’s evolution, thoughtfully blending office, residential, and retail uses with the site’s surrounding natural landscape. Phased implementation supports strategic, incremental development, with the goal that each stage enhances both functionality and environmental performance.

Existing structures were carefully renovated to preserve and adapt precast elements while integrating contemporary materials. Where original structural conditions were unknown prior to demolition, our team engineered flexible solutions that enabled precise installation without modifying offsite-fabricated components—supporting efficiency while maintaining design integrity. Exterior transformations focused on a bold, human-centered expression that reinforces Highpoint’s identity and connection to place.

Highpoint is all about helping people thrive at work. Abundant natural light, modern architecture, and seamless integration with the adjacent greenbelt create an environment that elevates daily experience and well-being. Future phases will introduce residential and retail uses, along with an outdoor activity center, further shaping Highpoint into a vibrant, sustainable, and connected community.
