The Colorado Rockies Baseball Club engaged our team to reimagine an underused parking lot beside Coors Field. The long-term vision and master plan transform the site into a vibrant, year-round destination where families, fans, and residents can gather, connect, and engage with the city. Located in Lower Downtown Denver (LoDo), McGregor Square links the ballpark with Union Station, the RiNo district, and the surrounding neighborhood. A central public plaza and pedestrian promenade put the spaces between buildings at the core of the design, creating a connected urban destination rather than a collection of standalone uses.
The Rockies Hall of Fame Experience and public gathering spaces join retail, restaurants, a food hall, residences, a hotel, and offices to form a lively mixed-use district. Environmental graphics, intuitive wayfinding, art, landscape, and integrated technology create a distinct identity and help people move through the site. The plaza serves as an outdoor room for the city, welcoming people before and after games as well as for concerts, festivals, screenings, and everyday use. Designed for both large event-day crowds and daily activity, it helps connect Coors Field, LoDo, and downtown Denver.
By replacing a heat-island parking lot with a walkable, landscaped district, McGregor Square improves pedestrian connectivity, supports year-round activity, and advances downtown Denver’s evolution. The destination reflects the energy of the Rockies franchise while offering a new model for mixed-use urban development.
