NYC Local Law 87 (LL87) Energy Auditing and Retro-Commissioning Services

The City of New York’s Local Law 87 (LL87) mandates that buildings over 50,000 gross square feet (4,645 gross square metres) must undergo energy audits and retro-commissioning every 10 years. When our client needed to assess an existing building system located across three structures on Bolton Avenue in the Bronx, they reached out to us to help.

Our services consisted of surveys and analyses of energy use and retro-commissioning (Retro-Cx), the process of determining correct equipment installation and performance. We conducted a Level II Energy Audit and Retro-Cx of the six-story, pre-war buildings, and benchmarked energy usage in accordance with Energy Star Portfolio Manager. We then identified potential energy conservation measures for each building.

Our client used the results to inform the building owners of their energy consumption and to give them a better understanding of each building and how to improve or optimize energy performance.
