A new national model for inclusive, diverse, and resilient urban development

The desirable Park Hill neighborhood in Denver is rapidly changing, and that includes the old Park Hill Golf Course with its storied past spanning almost a century. When Westside Investment Partners looked to redevelop the golf course—one of the last undeveloped land parcels—they understood that to replace what is viewed as a community open space requires significant community engagement, close cooperation with the City, and the creation of a project vision with shared priorities.

Our team worked closely with the owners and community members to develop a plan that balances the desire for a large-scale regional park, affordable housing, and a neighborhood with fresh food, business, and entrepreneurial opportunities. The project’s 155 acres includes 100 acres of park, a diversity of housing types and price points, commercial opportunities, a grocery store, and a major investment in community amenities open to the entire city. We are partnering with non-profit affordable housing developers, the Butterfly Pavilion, and the 303 Artway Heritage Trail.

In a new way of thinking about Denver’s park edges and public streets, the plan removes cars and activates the public realm that includes play areas, community gathering spaces, art, gardens and other communal spaces—providing a transition from the city park to residential and commercial areas. This new corridor includes the 303 Artway Heritage Trail, providing sitewide mobility and a celebration of residents, their history, and the arts.  

Following the 2022 adoption of the community-led master plan, a city-wide vote in spring 2023 will ask residents to lift the 25-year-old conservation easement.
