Reducing leasing costs to support 23 additional offices at Roper St. Francis
When trying to reduce leasing costs from 23 various support offices, Roper St. Francis realized that they needed to build their own building. And they needed to finance the new build for much less than their current $2 million in annual rent.
As comprehensive project managers, we were chosen to facilitate the Roper St. Francis Healthcare Office Park vision. 15 departments will relocate to the new facility, and it was our job to effectively combine them and help them coexist under one roof.
Phase one of the design includes a five-story, 130,000 square foot office building and 675 surface parking spaces. Phase two, to be fully designed and constructed at a later date, is planned to include an 80,000 square foot office building with an additional 310 surface parking spaces.
Working alongside the design team, we’ll lead due diligence planning and programming from initial design phases through to construction documentation reviews. We’ll also manage the budget, contract approvals, invoicing/requisition approvals, and client updates.
