Combining restaurant opportunities and office spaces in a new, mixed-use building
The arts district is an eclectic collection of small bars, galleries, restaurants, and residential developments—the Charleston will be one of the first commercial office buildings built there in the last 20 years, marking a new era in this critical neighborhood. The goal is to create an urban edge along the main thoroughfare of Charleston Boulevard while carefully stepping down in scale towards the Arts Factory and pedestrian realm.
As architect of record, the design team provided services for the new 18,500 square foot office building in the heart of downtown Las Vegas. The design intended to reflect the subtle mid-century modern references present in the arts district, while energizing a critical corner at Art Way and Charleston Boulevard. The interior of the building is designed to accommodate multiple tenant layouts, allowing the building developer to adapt to different size and ideas for the interior layout. The target market is creative office, professional office, and ground-floor food and beverage.
As both a critical element of urban infill on a difficult triangular site and a much-needed new offering of commercial programming, the Charleston stands proud as the heart of new development within the Las Vegas Arts District.
