Integrating services with precinct-wide sustainability initiatives for new build-to-rent apartments

Element 27 is the first 100% Build-to-Rent development in WA, and Australia’s first Carbon Neutral Certified Apartment Building. We worked with the Green Building Council of Australia and Climate Active to build a certification methodology for Green Star Performance, incorporating environmental strategies for water and energy conservation and greenhouse gas emission reduction.

This is the third residential development Stantec has undertaken on the former Australian Fine China site in Perth. Our previous knowledge of the site was beneficial in integrating Hydraulic, Mechanical and Fire Protection services with the precinct-wide sustainability initiatives in practice.

Our teams designed the services infrastructure to interface with the onsite Energy Management System to enable ongoing optimizing of efficiency in the four storey building. The mechanical systems incorporate water-cooled technology resulting in greater energy efficiency over the site compared with a traditional air-cooled system. Other sustainable practices include rainwater harvesting and greywater recycling to reduce water use.

The sustainable design of these well-located and attractive apartments provides a high-quality residential option for the Perth rental market.
