Delivering Gateway 2 approved student housing on the banks of the River Avon

40–46 Albert Road Engineering Services

Located on the banks of the River Avon in central Bristol, 40–46 Albert Road is a purpose-built student accommodation development. The scheme redevelops a former industrial site to deliver 454 student bedrooms adjacent to the University of Bristol’s (UoB) Temple Quarter Enterprise Campus. It addresses growing demand for high-quality accommodation in the city centre and is a key extension to the wider Temple Island regeneration area, supporting UoB’s expansion.

Deeley Freed (on behalf of Avon Capital Estates) appointed our team and novated us to Bowmer + Kirkland to provide multidisciplinary engineering services including civil and structural, mechanical, and electrical engineering as well as fire safety, acoustics, flood risk, and geotechnical services. Flood risk was a key challenge, due to the development’s proximity to water. We developed an integrated flood management solution, coordinating a flood bund and retaining wall system that protects the development while respecting its waterfront setting.

The building ranges from 8 to 17 storeys in height and is arranged around a cruciform plan that responds to the constrained riverside site. This configuration creates four defined external spaces with varied uses and character. Communal facilities are located at first-floor level and connected through a double-height entrance and reception space, providing a range of social, collaborative and quiet study environments. At ground level, the proposals introduce two new public squares that enhance the public realm and improve connections along Albert Road and the River Avon, strengthening the green river corridor and supporting local ecology.

We supported the team through the regulatory requirements of the Building Safety Act. process, coordinating design inputs. This was key to helping secure Gateway 2 approval from the Building Safety Regulator, one of the first new-build schemes in Bristol to do so.

The project demonstrates how close collaboration can unlock complex urban sites and deliver safe, high-quality student housing that enhances Bristol’s waterfront.
