Securing planning permission for a damaged 19th century tannery mill

In 2011, a fire severely damaged a historic nineteenth-century tannery mill complex and a substantial portion of it had to be demolished as a result. Today, the derelict site is set to receive a new lease on life, creating up to 122 additional jobs and generating a multi-million-pound boost to the local economy.

The site has multiple constraints including severe gradients, contamination, archaeology, ecology, utilities, culverts and, flood risk—compounded by the fact that the site sits within a conservation area despite now being derelict. These various issues needed to be overcome with persistent and careful justification by our team.

After being vacant for years, the new complex will revitalize the community. Its mixed-use scheme comprises a total of 32,000 square feet of new retail floorspace, together with 300 square metres of floorspace for a hot food takeaway. In addition, there will also be ten industrial units amounting to a total of 24,000 square feet and a separate café fronting the site.

Conveniently located near Leeds City Centre with excellent transport links running to it, Buslingthorpe Mills will provide a much needed, vibrant commercial development to the community.
