Water Lane is a brownfield waterside industrial site on the outskirts of Exeter city center, forming part of a wider regeneration area that will provide a new, sustainable, residential-led, mixed-use community. The site will feature nearly 1,000 homes, 320 student apartments and 40,000 square metres of commercial space including workspace, education, community, leisure, a hotel and a mobility hub.
The project is proposed to take the form of a distinctive, low-carbon and low-car, waterside neighbourhood that is well connected to its surroundings and the city center. It has helped shape the overarching vision for the redevelopment of the wider regeneration area to unlock wider development potential.
Our team helped enable the development potential of this dilapidated 15-acre (6-hectare) site, which fronts onto Exeter Ship Canal. The site was earmarked for redevelopment for approximately two decades, with no proposals realised before now given the numerous constraints—including access, utilities, flooding, contamination, noise and air quality—and the challenge of dealing with the associated level of abnormal redevelopment costs.
