Stantec’s Urban Places to lead market feasibility and land use study for the future of the Trumbull Mall

The study aims to position the Trumbull Mall and its surrounding areas for long-term success

08/03/2023 BOSTON, MA TSX, NYSE: STN

Stantec, a global leader in sustainable design and engineering, has been selected to lead a market feasibility and land use study for the Trumbull Mall district. Stantec’s Urban Places is leading the study, aiming to provide the town of Trumbull with recommendations on how best to strengthen and reposition the mall and its surrounding areas, with an emphasis on near-term opportunities and investments that can build momentum and set the stage for long-term success.

“America’s malls are uniquely poised to be major catalysts of growth for suburban and urban communities,” said Jeff Sauser, senior associate and urban planner at Stantec. “These sites are often some of the largest, most well-connected real estate assets in their local municipality—not to mention their largest taxpayers—and they represent unique opportunities for new investment and redevelopment value at a scale not possible elsewhere in the community.”

Reshaping the Trumbull Mall into a modern, community-first development
“This study goes well beyond a traditional land-use exercise. We are looking at the entire area as a tremendous opportunity and we are extremely pleased to have the Stantec team working on this effort,” said First Selectman Vicki Tesoro for the town of Trumbull. “They understand Trumbull, the market, and what is happening nationally to reposition malls and areas such as this.”

Stantec’s feasibility and land use study will be the first step to strategically reposition the site for long-term success as a more robust economic development engine and community destination. The Town of Trumbull intends this project to develop a community-supported vision for the Trumbull Mall that best positions the site for new commercial and innovation investment.

The process will begin with meaningful community engagement aimed at building consensus around a shared vision between the mall owners, Trumbull staff and leadership, and the Trumbull community. Stantec’s team of planners will apply lessons learned from the evolution of malls and current trends in commercial development and leverage the design and regulatory strategies needed to best revitalize the property.

Stantec will create a regulatory framework that maximizes the site’s redevelopment potential. The team will conduct market research aimed at identifying and engaging the best positioned developers and investors looking for opportunities aligned with the vision for the revitalized Trumbull Mall.

With Trumbull Mall’s size and accessibility to transportation, green space and the broader town and region, the redevelopment of Trumbull Mall creates a transformative opportunity that can generate significant economic opportunity, as well as quality of life, social, and fiscal benefits for the community.

“Trumbull Mall and its surrounding area represent substantial untapped potential for the Town of Trumbull, its residents and our community,” said Rina Bakalar, Trumbull’s Director of Economic and Community Development. “Understanding the best path forward for the mall and its surrounding area is pivotal to ensuring Trumbull continues to be a great place to live. We are excited to be partnering with Stantec to better understand what the future of this site holds and how to get there.”

Stantec's planners and designers have helped mall owners and communities across North America revitalize their mall assets to meet today's demands. The firm is currently leading the Nashville Global Mall Planning and Redevelopment Study to transform a 67-acre former mall into a vibrant destination where art and innovation can thrive. Stantec also recently completed the Moorhead Center Mall Redevelopment Master Plan which calls for new residential units and 300,000 square feet of commercial space centered around a public square and city hall. Stantec was also the architect of record for the Amazing Brentwood, a 28-acre redevelopment of Brentwood Town Centre which adds exterior-oriented urban retail space, an open public plaza, and housing creating a high-density mixed-use community.
