Designing sustainable buildings will support a more energy-efficient future

Wellington Central, an unassuming commercial development in West Perth, achieved a 5-star base building energy rating from the National Australian Built Environment Rating System (NABERS). How? By understanding that energy-efficiency commitments are as much about risk management as they are about technology and innovative design solutions.

As the building services design team, we had to determine the appropriate level of energy-efficiency initiatives to include. With detailed computer simulations, we tested various design options considering risk versus value. Selecting the right mix of design solutions helped us provide actual energy benefits at the least capital cost.

In particular, the tenant expected high traffic demand on their vertical transportation. Our detailed, computer-based simulation modelled various lift services options based on the building population movements. The final adopted solution provided an efficient amount of service while maintaining sustainability.

In an ongoing management capacity, we measured and verified the actual energy performance—which did in fact exceed client expectations. Through our computer modelling and risk management approach, Wellington Centre was delivered as an environmentally-sound, efficient facility.
