Stantec secures approval for the Nicholson Road Ryde Business Park extension on the Isle of Wight

Stantec has secured planning permission for the Nicholson Road Ryde Business Park extension on the Isle of Wight. The Isle of Wight planning committee granted conditional approval for the scheme that will bring significant employment opportunities to the area.

Stantec has been supporting regeneration on the Isle of Wight since being appointed through the EPSO framework in July 2018. As part of that work, the Isle of Wight Council asked Stantec to help them achieve their vision of expanding Ryde Business Park to generate employment opportunities, support fledgling businesses, encourage investment and improve employment distribution on the island.

Kieran Rushe, Planning Director, Stantec said: "This success is a significant milestone for the project and for the Isle of Wight, especially as this has been allocated as an employment site in the Island Development Plan since 2012. A truly collaborative, multidisciplinary approach was required and Stantec, RCKa, and Kinnear Landscape Architects worked as one team to deliver the Council’s vision to expand the capacity of Ryde Business Park."

The application site covers 15.1 hectares and is located south of the Nicholson Road Business Park, north of Smallbrook Lane and on the edge of Ryde town. The proposals seek to achieve the appropriate balance between providing a highly contextual vision for the site and responding flexibly to the diverse needs of new businesses. To achieve this the proposals are broken into three areas: a village square, rural business park and meadowland campus. The intention is to deliver some of the rural business park as well as village square with space for a gym, GP surgery, pharmacy, community café, retail opportunities, and affordable accommodation for key workers as part of the first phase of the development.

Stantec led the multidisciplinary team behind the planning proposals as well as providing consultancy on planning, civil engineering, transport, flood and drainage, ecology, geotechnical, noise, energy and sustainability. The Stantec team worked closely with architects RCKa, and Kinnear Landscape Architects to secure permission.

The proposals also seek to work with the natural assets of the rural setting with a sensitive approach to ecology - enhancing migration routes and providing dedicated areas to support key wildlife species. The forms and arrangement of buildings were inspired by local rural buildings to create a compelling identity for the site and provide a national exemplar for rural enterprise parks.
