Redesigning the entire exterior facade of an office building in Massachusetts

Reservoir Place North at 170 Tracer Lane is a multi-tenant, commercial real estate property Waltham, Massachusetts. When the facility was being re-developed, Boston Properties engaged our team for architectural and interior design services, which we would happily employ.

The approach to the 70,000-square-foot office building reposition was led by the site’s proximity and relationship to Route 128. The south end facing the highway was conceptualized as the bow of a boat, and to accentuate the bow, we added a soaring roof canopy along the short façade facing route 128.

The entire existing brick and strip window skin was removed and completely replaced by new high performance glass and metal panel façade. The large glass expression at the south end is animated with deep, horizontal mullions with integral LED lights that appear to shift back and forth against the all glass face.

The redesign makes this building an efficient, daylight-filled, prominent home for its future occupants. Reservoir Place North incorporates several sustainable features and received LEED-Gold certification
