The first LEED Silver office in a developing part of South Anchorage

With office space at a premium in fast-growing Anchorage, Cook Inlet Region, Inc. (CIRI), turned to Stantec for a prototype office building on 22 acres in a quickly developing part of the city.

CIRI wanted an affordable, attractive, energy-efficient office building that could be repeated on the undeveloped site. Our multi-discipline team worked with the client to create a Class A office environment that is flexible so any tenant can take advantage of the space.

The two-story, 40,000-square-foot Office Building 40 is LEED Silver Certified. It  has more than 30 percent recycled content with the use of steel and metal panels and more than 40 percent water use reduction through the use of low-flow and dual-flush fixtures. Continuous rigid insulation paired with heat recovery and variable speed pumps allow this building to save 30.5 percent of energy when modeled compared to baseline standards.
