Implementing our civil engineering expertise to optimize storefronts for retail shops in Southlake

The City of Southlake, Texas, is a suburb of Dallas and home to over 25,000 residents. The City wanted a vibrant center for the community to gather and thrive—an environment to live, work, shop, stay, and play. Because of our extensive retail expertise, we were brought on to offer our civil engineering services and help the City conceive—and create—the 60-acre Southlake Town Center.

The center is a mixed-use development consisting of commercial, residential, retail, and amenity space.

Our role? To optimize the storefront experience for the retail shops. But there was a catch. At the time of design, our client hadn’t signed any tenants, so our team had to design big boxes without the knowledge of doorways or outdoor seating areas. This resulted in adding several steps, hand rails, and double sidewalks.

We helped by providing survey services that included land title surveys, topographical surveys, separate easement exhibits, platting, and construction layout. The end game? A center that contains a 200-room Hilton Hotel with conference center, Harking Movie Theatre, Barnes & Noble Bookstore, and 11 two-story buildings with retail and office space. The plan also involved two four-story parking garages.

Now, the Southlake Town Center is a main destination for the community—a one-stop shop to eat, sleep, work, or meet.
