Creating a hotspot for community activity
Our team developed a master plan for a 1,200-acre tract of public land for the Tellico Reservoir Development Authority (TRDA) located on the beautiful Tellico Lake in East Tennessee. The plan calls for a mix of uses, multiple housing options, a hotel, and open space amenities that will attract both residents and visitors.
The TRDA wanted our team to use a new approach with creative solutions to help develop the Tellico tract with a mix of commercial, residential, and industrial uses. We developed a master plan for the site incorporating a market analysis along with fresh ideas that will be attractive to a broad range of developers. The new plan meets TVA requirements while incorporating multiple uses, like housing options, a new marina, hotel, and open space amenities. The community has been branded as Timberlake, Live Work and Play. With a marina serving as the focal point, this development will become a destination spot for the region.
The result? The community will be a dynamic, regional mixed-use destination that will attract new businesses, leading to more jobs and a healthier economy—a prime example of what smart and creative master planning can do for a community.
