Higher Education Administrative Workplace Consolidation

With the cost of real estate at an all-time high and the majority of workforce working in a hybrid fashion, finding ways to more efficiently meet space needs has never been more pressing. Our higher education client launched a pilot workplace consolidation program to co-locate different administrative groups with shared amenities.

They engaged our team to conduct a workplace study to understand various user needs, work styles, and office versus remote time. Based on this information, we tailored floor plans to each department’s size and office frequency. We incorporated enhanced amenities such as video call rooms, huddle rooms, large multipurpose rooms for all hands meetings and catered gatherings, and a central work café. Our team aimed to foster community in the design while efficiently utilizing office space.

The initiative focused on consolidating space for five groups that included personnel from finance, auditing, research, and publishing departments. These groups previously occupied four floors across three different buildings. With the new design, they now occupy a single floor in two separate buildings. This reduced occupied square footage by 43 percent, allowing our client to free up the remaining two floors for other user groups.
